No, we specialize exclusively in tenant screening and background verification. Our service is designed to help you evaluate rental applicants you have already identified through your own marketing efforts or property listings.
We make 3 call attempts per contact at different times/days. If employers or landlords refuse to provide references, we document this refusal in our report along with our attempts.
We professionally authenticate pay stubs and employment letters for common forgery signs, cross-reference with employment verification calls, and check for mathematical inconsistencies or formatting irregularities that indicate fraudulent documents.
We only run a credit check on the primary applicant as part of our standard $79 screening package. For co-applicants or spouses, we can run an additional credit check for $30 per report, but you will need to contact us specifically to request this service.
We calculate total debt service ratio using income vs. all debts (credit cards, loans, collections, etc.) plus proposed rent. We also analyze bankruptcy history and payment patterns to assess financial stability.
You receive audio files of our calls to the applicant, their personal references, employer verification, and previous/current landlord conversations for your own review.
We search public records and news sources, but formal criminal background checks require separate authorization and are not included in our standard screening.

Each screening report is specific to one rental application and property. If the same tenant applies for a different property, a new screening would be required.
Tenant consent is legally required for credit checks and reference verification in Ontario. Without proper consent, we cannot proceed with the screening process.
